REQUIRED DOCUMENTS

Documents required for the conclusion of apartment sale-purchase contracts
  1. DOCUMENTS PROVING THE OWNERSHIP OF THE APARTMENT: sale-purchase contract, delivery-reception report, certificate or addendum of complete payment (issued by R.A.Locuinta or other public institutions), notarized sale-purchase contract, and, for the documents concluded after 1999, original copy of the registration decision from the Civil Court.
  2. APARTMENT PLANS (3 original copies), drafted by a CADASTRE ENGINEER and endorsed by A.N.C.P.I.-Cadastre and Real Estate Advertizing Office.
  3. GOOD STANDING CERTIFICATE (from the City Hall – Taxation Body – valid for 48 hours).
  4. CHARGE CERTIFICATE or LAND REGISTRY STATEMENT (issued by the Cadastre and Real Estate Advertizing Office – in the building of the former State Notary, str. Nicolae Gane) – it is the responsibility of the Notary Public.
  5. CHARGE CERTIFICATE or LAND REGISTRY STATEMENT (issued by the Cadastre and Real Estate Advertizing Office – in the building of the former State Notary, str. Nicolae Gane) – it is the responsibility of the Notary Public.
  6. IDENTITY CARDS of the sellers and buyers (original and photocopy).
  7. 1.CERTIFICATE from the Apartment Owners' Association saying the utilities are paid to the day.

These same documents are required for real estate exchange and donation.


Documents required for the conclusion of sale-purchase contracts of other pieces of real estate (house with land or land)
  1. DOCUMENTS PROVING THE OWNERSHIP OF THE PIECE OF REAL ESTATE including dwelling house with pertaining land: notarized sale-purchase contract and, for the documents concluded after 1999, original copy of the registration decision from the Civil Court, original copy of the property title, original copy of the court decision.
  2. REAL ESTATE PLANS (3 original copies), drafted by a CADASTRE ENGINEER and endorsed by A.N.C.P.I.-Cadastre and Real Estate Advertizing Office.
  3. GOOD STANDING CERTIFICATE from the City Hall – Taxation Body – valid for 48 hours (roll certificate from the Local Hall of that commune), with the land surface and/or house subjected to taxation.
  4. CHARGE CERTIFICATE or LAND REGISTRY STATEMENT (issued by the Cadastre and Real Estate Advertizing Office – in the building of the former State Notary, str. Nicolae Gane) – it is the responsibility of the Notary Public.
  5. IDENTITY CARDS of the sellers and buyers (original and photocopy).
  6. PREEMPTION CERTIFICATE (displayed 45 days prior to the transaction at the Local Hall) of that commune, for land that is extra-muros.

These same documents are required for real estate exchange and donation.


Documents required for succession
  1. DEATH CERTIFICATE (original + photocopy)
  2. APPENDIX 1 FROM THE CIVIL REGISTRY or Local Hall – of the commune; this appendix shall bear the seal of the financial department and the value of the assets – at the last place of residence of the deceased.
  3. NOTIFICATION FROM THE CIVIL COURT (basement - room 10) – certifying that the succession has not been previously argued – for those deceased before November 17, 1995. When there is a will – notification certifying that the will was not revoked – from the Civil Court, for the wills drawn before November 17, 1995.
  4. DOCUMENTS PROVING THE OWNERSHIP OF THE PIECE OF REAL ESTATE (apartment – sale-purchase contract, land – property title, certificate of complete payment of the apartment (if the case may be), building licence, I.A.S. shares, grave property title, privatization coupon, shareholder certificate, C.E.C., bank account statements (if there are bank deposits) – original copy + photocopy.
  5. BIRTH CERTIFICATES OF THE CHILDREN (original copy + photocopies).
  6. MARRIAGE CERTIFICATES OF SPOUSES AND CHILDREN - original copy + photocopies.
  7. IDENTITY CARDS – of all the heirs.
  8. TWO WITNESSES – with their identity cards.
